The third commercial office building to make up the World Trade Center is to be capped at only seven stories as the owners look for interested firms to add their name to the tenancy roster.
A development which should lead to Three World Trade Center being constructed could be scaled back to seven stories instead of the proposed 80 towers unless a premium tenant can be attracted to take on office space there.
The ambitious project, which would have seen three 80 story office buildings creating millions of extra square feet of office space in Manhattan may now consist of only two 80 story office towers and a a smaller third tower.
Developer Larry Silverstein has found that even in New York, there are limits to the amount of office space which can be used by companies as the economy continues its slow recovery.
This is despite One World Trade Center already having an anchor tenant after magazine publisher Conde Nast agreed to take on office space when the commercial property eventually opens its doors.
It could mean a slightly lop-sided project but Silverstein is adamant that unless there is a prime company prepared to take on the role as long term anchor tenant in the commercial property then no further construction work will be carried out.
Peter Hennessy, Cssidy Turley’s New York regional president said: “The willingness of large-scale tenants to commit in this environment is limited because companies don’t want to go out and spend a lot of money. It’s not the building. It’s the market.”
